I was expecting some awkwardness when I have already started building the base for the garden room with the planning officer, but they actually commented that it was somewhat helpful to them to understand the position and size of the building.

Overall, they were very friendly talked through the process as well as some of their considerations, main one being that the windows on the building would possibly be a privacy issue – but at the same time understanding that it isn’t much difference to the original level of the garden and it could be done under permitted development anyway!

They did mention that a likely condition that would be added to the planning permission would be that it is only to be used ancillary to the house… i.e. not as a self contained unit used for living/sleeping.

I am hoping should have permission granted in a week or so now (going based off other planning applications submitted the same time as mine)
